The Steamboat Connection

 

This February has been full of activities, festivals, and community spirit in Steamboat Springs. Things started off with a bang when the town came together to celebrate the Olympians that are from Steamboat, live in Steamboat, or are somehow associated with Steamboat (many of the winter athletes have trained for a season or two here on our various hills, jumps or tracks). On a snowy evening, thousands of fans gathered around a huge stage set up in the middle of downtown Steamboat to see off the current athletes on the way to the Vancouver Winter Olympics. The spectacle was capped by a fireworks show from the top of the county courthouse.

 

Later that weekend, main street was closed down again for the 97th annual Winter Carnival. Local high school students displayed their snow sculpture artwork along the side of Lincoln Avenue and the street was shut down on Saturday and ...

To say the previous year was challenging would be accurate, and perhaps, an understatement.  The combination of lenders inability or unwillingness to lend, pressures that pushed list prices lower while seller expectations remained hopeful, and unemployment and fear of the unknown keeping buyers and investors skittish, presented obstacles at many turns.

The Steamboat Springs market experienced much of the pain that was happening nationwide.  The brighter outlook for our market was, and remains, our town, resort, and community, that continue to appeal to a diverse group of people who, quite frankly, envy our lifestyle and want to become a part of it.  We've had some success in marketing this intrinsic value.  Going forward, lifestyle will continue to be one of our strongest marketing tools.

On your ride up the gondola this winter take note of some major changes to the landscape of the Steamboat Ski Area base. Popping up through the fresh blanket of snow, a few new structures were erected just in time for ski season. Among those are One Steamboat Place, Trailhead Lodge and Edgemont.

"We're open this ski season. Owners can look forward to all the amenities in our building," says Debbie Edgerton, ownership representative for One Steamboat Place (OSP). Debbie mentions that owners can enjoy their private amenities now, while the Truffle Pig restaurant and gourmet grocer have postponed their public opening until later this year. Steamboat Springs, CO...Passion vs the analytical process:

The numbers from the Case-Shiller index for the market value of U.S. homes in 20 major cities were released this morning for October and the index was flat.  The popular home-price index has steadily increased in the latter half of 2009.

How that applies to the Steamboat Springs market and surrounding areas is up for interpretation.  Currently, there are 2053 active listings in the Steamboat Springs Board of Realtors Multiple Listing Service.  Of those listings, 1217 are residential with 443 single family homes priced between $94,900 and $ 20 million.  There are 620 condos or townhomes listed for $109,900 on the bottom, up to $6.2 million.  Vacant land shows 728 listings priced between $7500 and $16.7million.

Countdown

Ski season is less than one month away and throughout the valley, you can hear the unmistakable sound of the crews firing up the snowmaking equipment.  While we prepare for winter and the many changes that new season brings, don't forget that "mud season" offers some of the greatest deals of the year; Burger night at The Old Town Pub, Two for One entrees at Mambo Italianos, late night happy hour at Mahogany Ridge and Date Night at Café Diva. As fall settles into the Yampa Valley and the leaves change from green to gold, the office of Prudential Steamboat Realty and the Vanatta Team remain a hub of activity.  First, we say good bye and good luck to Stephanie Peasley, the marketing manager for Pam Vanatta, as she returns to Fort Collins to complete her degree.  In her place we welcome Mark Dudley, a Steamboat native who has been working in Real Estate for just over three years.  He takes the position of Marketing Manager and Associate Broker to Pam Vanatta.

The op-ed piece by Nicholas Kristof of the New York Times yesterday speaks to the importance of not losing touch with nature.  (see "How to lick a slug " http://www.nytimes.com/2009/08/02/opinion/02kristof.html) His essay takes me to the conclusions of my recent discussions in buying resort property, particularly in Steamboat Springs, Colorado and the Yampa Valley area.  One of the important attribites of investing in real estate is not only real, but intrinsic value of such property, or intangible value, if you will.  If you were to weight the reasons to invest in Steamboat Springs, love of the outdoors and Steamboat lifestyle would have to rank high in your thinking, aside from the purely financial analysis of investment.  There are incredible investment opportunites in real estate currently, but if you weight intrinsic value into the equation, you will be hard pressed to find better ...
