Mortgage Rates at an All Time Low!

Wow!!!! 30-year fixed rate mortgage loans dipped to an all time low today at 4.69%. That is the lowest level since Freddie Mac began tracking rates in 1971.
Rates on 15-year loans fell to an average of 4.13%. Five year, adjustable rate mortgages averaged 3.84%...also the lowest on record, but that year was 2005 when Freddie Mac began tracking ARMs.
The national average for points, the fees added to a mortgage, were between 0.6 and 0.7 depending upon the mortgage product chosen.
As a rule of thumb, mortgage rates tend to track yields on long-term Treasury debt. Investors have recently become leery of turbulent stock markets and the European debt crisis, thus seeking the safety of Treasury bonds which, in turn, drives down yields.

Spring changes

Spring is here and Steamboat is going through some changes. Steamboat City Council approved up to $2.5million for base area improvement at the ski area to start this summer. It was a unanimous decision and will provide many jobs and much desired activity at the base area this summer. If you're up near the ski area, make sure you stop in at The Powder Room which is open through mud-season. Also, take a tour of One Steamboat Place - but make sure you have a guide because it is easy to get lost.
There is quite a bit of pine tree removal going on near Thunderhead high speed lift. Some walking and riding trails may be closed and the disc-golf course will not be returning there this year.

Promising signs

New reports show there are good signs that the real estate markets are swinging back up:
Across the nation, sales of new homes surged 27 percent last month boosted by the help of government incentives and better weather.
The Commerce Department said Friday that new home sales rose in March becoming the strongest month since last July and the biggest monthly increase in 47 years.
The median sales price is up more than 4 percent from a year earlier.
These statistics are for the United States as a whole, and while each area is unique, it is promising for everyone. If you are looking to buy, don't wait until the media starts reporting that the real estate markets are back, because by that time, you will have missed the bottom. Look now, find your dream home and take advantage of this epic buyers market before it's gone.

As spring approaches and promises that skiing may soon give way to biking, hiking, and golf, we Realtors have observed an exciting trend....an increase in buyers! If you are considering becoming one of those or offering your real estate for sale, here is some info you might find useful.
Inventory is still plentiful, and seasonal sellers are just beginning to prep their homes for the selling season. Currently, according to the Steamboat Springs BOR multiple listing service (where all statistics in this blog came from), there are 670 condos and townhomes on the market and 465 single family homes. The condo/townhome category contains 487 units located near the ski area and 80 in downtown Steamboat Springs. 37 single family homes are in the downtown Steamboat Springs area and 72 are listed for sale near the ski area. Limited time for buyers tax incentives

If you have somewhere carefully stashed away in the back of your overfilled noggin the notion that you might want to buy a home in the near future, get after it!!! Get under contract by April 30th, the deadline for qualifying to take advantage of the federal tax credit. Those who haven't owned a home in the last 3 years can recieve a tax credit equal to 10% of the homes purchase price, up to a maximum of $8000. If you are a repeat buyer or already own a home, you could qualify for a $6500 credit from Uncle Sam. If you meet all of the criteria, this tax credit is cash back to you, and would be received when you file income tax returns.
With home prices depressed and interest rates at all time lows, this tax incentive should be a no brainer...get ...

Another Home Buying Truism

Time and time again, you hear it.... "It's a great time to buy real estate"! And you think...if hear this one more time, I may go crazy. Okay...not so fast. Damon Darlin wrote a piece for the New York Times about why this may truly be the right time. Succinctly paraphrased, it's a great time to buy the money! You read it..."before you buy the house, you buy the money". Think about it...instead of trying to guess which way home prices will go and where the bottom is, bet on whether money will become more or less expensive. Let me reiterate....I can't guarantee that housing prices are at the bottom, but I feel fairly confident that the cost of money is at an all time low and will soon go higher! Remember, buying a home shouldn't primarily be for the tax ...
