Limited time for buyers tax incentives

If you have somewhere carefully stashed away in the back of your overfilled noggin the notion that you might want to buy a home in the near future, get after it!!! Get under contract by April 30th, the deadline for qualifying to take advantage of the federal tax credit. Those who haven't owned a home in the last 3 years can recieve a tax credit equal to 10% of the homes purchase price, up to a maximum of $8000. If you are a repeat buyer or already own a home, you could qualify for a $6500 credit from Uncle Sam. If you meet all of the criteria, this tax credit is cash back to you, and would be received when you file income tax returns.
With home prices depressed and interest rates at all time lows, this tax incentive should be a no brainer...get ...

Another Home Buying Truism

Time and time again, you hear it.... "It's a great time to buy real estate"! And you think...if hear this one more time, I may go crazy. Okay...not so fast. Damon Darlin wrote a piece for the New York Times about why this may truly be the right time. Succinctly paraphrased, it's a great time to buy the money! You read it..."before you buy the house, you buy the money". Think about it...instead of trying to guess which way home prices will go and where the bottom is, bet on whether money will become more or less expensive. Let me reiterate....I can't guarantee that housing prices are at the bottom, but I feel fairly confident that the cost of money is at an all time low and will soon go higher! 2009 to 2010

To say the previous year was challenging would be accurate, and perhaps, an understatement. The combination of lenders inability or unwillingness to lend, pressures that pushed list prices lower while seller expectations remained hopeful, and unemployment and fear of the unknown keeping buyers and investors skittish, presented obstacles at many turns.
The Steamboat Springs market experienced much of the pain that was happening nationwide. The brighter outlook for our market was, and remains, our town, resort, and community, that continue to appeal to a diverse group of people who, quite frankly, envy our lifestyle and want to become a part of it. We've had some success in marketing this intrinsic value. Going forward, lifestyle will continue to be one of our strongest marketing tools.

Base Area Changes

On your ride up the gondola this winter take note of some major changes to the landscape of the Steamboat Ski Area base. Popping up through the fresh blanket of snow, a few new structures were erected just in time for ski season. Among those are One Steamboat Place, Trailhead Lodge and Edgemont.
"We're open this ski season. Owners can look forward to all the amenities in our building," says Debbie Edgerton, ownership representative for One Steamboat Place (OSP). Debbie mentions that owners can enjoy their private amenities now, while the Truffle Pig restaurant and gourmet grocer have postponed their public opening until later this year. A few retailers have moved in and the fire pits are glowing with enough Smores for all passersby. "We're envisioning a lot of vibrancy and a real hot spot for the Steamboat base village."

The numbers from the Case-Shiller index for the market value of U.S. homes in 20 major cities were released this morning for October and the index was flat. The popular home-price index has steadily increased in the latter half of 2009.
How that applies to the Steamboat Springs market and surrounding areas is up for interpretation. Currently, there are 2053 active listings in the Steamboat Springs Board of Realtors Multiple Listing Service. Of those listings, 1217 are residential with 443 single family homes priced between $94,900 and $ 20 million. There are 620 condos or townhomes listed for $109,900 on the bottom, up to $6.2 million. Vacant land shows 728 listings priced between $7500 and $16.7million.

Ski Season Has Arrived

Countdown
Ski season is less than one month away and throughout the valley, you can hear the unmistakable sound of the crews firing up the snowmaking equipment. Green to Gold

As fall settles into the Yampa Valley and the leaves change from green to gold, the office of Prudential Steamboat Realty and the Vanatta Team remain a hub of activity. First, we say good bye and good luck to Stephanie Peasley, the marketing manager for Pam Vanatta, as she returns to Fort Collins to complete her degree. In her place we welcome Mark Dudley, a Steamboat native who has been working in Real Estate for just over three years. He takes the position of Marketing Manager and Associate Broker to Pam Vanatta.
In local news, Steamboat 700 narrowly escaped defeat and will be back in front of city council in just over a week. The developers are optimistic and looking ahead to what promises to be a heated meeting on October 13th. Click here to check out the Steamboat Pilot article.
